We come to your house, listen to your ideas, and tell you whether it is possible, practical and feasible, whether it needs planning permission, and how long it is likely to take.

Survey and design
We measure properly, then draw options rather than a single answer. You comment, we adjust. Where it helps, we work alongside builders early to estimate the rough price difference between options.
Drawings within 10 days
You see drawings within ten days of the survey. Planning submission, building regulation drawings and structural calculations all follow from there.
You will not be handed one design and asked to accept it
We are very experienced, and we do not force designs on clients. You comment on what we draw, and we often produce several options for you to consider. Where it helps, we work alongside builders early on to estimate roughly what each option would cost to build, so you are choosing with real numbers in front of you.
We handle everything: planning permission, building regulation approval, structural calculations, Party Wall Act work, and getting prices from reputable builders we can recommend.
Once your builder is on site, we are still available and still involved.

We submit regularly to Amber Valley Borough Council, Derby City Council, Nottingham City Council, Mansfield District Council, Ashfield District Council, Chesterfield Borough Council and North East Derbyshire District Council. Knowing what each of them expects to see means fewer surprises and a clearer route to a decision.
Not every project needs a planning application at all. Some work falls under permitted development, and knowing which side of that line you are on before you spend anything is usually the most valuable conversation we have. Where a property sits in a conservation area or is listed, the rules tighten and the design has to answer them from the start.
