Knowing what each of them expects to see means fewer surprises and a clearer route to a decision.
Not every project needs a planning application at all. Some work falls under permitted development, and knowing which side of that line you are on before you spend anything is usually the most valuable conversation we have. Where a property sits in a conservation area or is listed, the rules tighten and the design has to answer them from the start.
